Small-scale retail and service enterprises include any of those uses
listed as Special Uses for the District which comply with 3.4 hereof, not
including eating and drinking establishments.
(3)
A Scenic Overlay District applies to that area within two hundred fifty
(250) feet of both sides of New York State 97. Within that district
all uses other than residential shall be processed as Special Uses and
Front Yards shall be increased by 50% and no more than 60% of natural
vegetation shall be removed (except in RB Districts).

Scenic
River
This
district is intended to complement the Upper Delaware Scenic and
Recreational River and protect the scenic character of that portion of the
corridor which is presently undeveloped. |
Recreational
River
This
district is intended to complement the Upper Delaware Scenic and Recreational
River and protect the scenic character of that portion of the corridor which
is presently undeveloped but allow for moderate river recreational use and
somewhat greater density of development. |
Rural
Residential
This
district is intended to provide for low density development in combination
with compatible commercial activities appropriate to rural areas of the Town
of Tusten. |
